Can it be done?

Feasibility Studies

Development begins with understanding what is possible. These projects evaluate constraints, opportunities, regulations, and existing conditions to establish whether a proposed course of action is viable before significant resources are committed.

Feasibility Study
North Miami Beach Residence, 178th Street
Can an existing residence of less than 2,000 square feet be replaced with a new approximately 4,000 square foot two-story home?
Investigation
The process included a review of zoning regulations, subdivision records, historic development agreements, and recorded covenants affecting the property. Nearby redevelopment projects were analyzed to determine whether they could serve as precedent.
Findings
A recorded covenant affecting the subdivision appeared to limit homes within the plat to 1.5 stories. While nearby redevelopment projects initially suggested otherwise, a parcel-by-parcel review determined that those properties were governed by different restrictions.
Decision Enabled
The owner gained a clear understanding of the regulatory framework governing the property and could evaluate both compliant and non-compliant paths forward before investing in design and engineering.
Lesson
Not all development restrictions are found in the zoning code.
Feasibility Study
North Miami Beach Residence, 176th Street
Can an existing single-story residence support a substantial second-floor addition and expanded family program?
Investigation
The process evaluated the existing residence, site conditions, and requirements of the City of North Miami Beach's RS-4 zoning district. Existing additions and enclosed areas were assessed to determine their suitability for future expansion.
Findings
Several portions of the existing home did not provide an ideal foundation for a second-story addition. The analysis identified a more effective strategy: remove weaker additions and establish two new structural anchor points capable of supporting future growth.
Decision Enabled
The process established a realistic framework for redevelopment that aligned the family's goals with zoning requirements and the realities of the existing structure.
Lesson
A better-organized structure can be more valuable than a larger one.

How can a growing family gain additional space while preserving substantial prior investments in the home?
Investigation
The process evaluated the existing floor plan, structural conditions, zoning limitations, septic system location, and opportunities for future expansion.
Findings
The analysis revealed opportunities extending beyond conventional additions. Interior reorganization, removal of structural obstacles, improved ceiling heights, and targeted additions worked together to create multiple paths forward.
Decision Enabled
The process transformed a broad desire for additional space into a series of actionable opportunities while preserving the value already embedded in the home.
Lesson
Constraints can reveal opportunities when viewed as part of a larger system.
Feasibility Study
Coral Springs Residence, 101st Drive
Can a residential property be separated to create an additional buildable lot?
Investigation
The process evaluated zoning regulations, subdivision requirements, lot dimensions, frontage conditions, and public records associated with the property.
Findings
The analysis revealed evidence suggesting that the property originated as two separate platted lots that had been combined under a single tax folio — introducing a potential path toward lot separation without creating new lots.
Decision Enabled
The client gained a roadmap for further due diligence and a plausible path toward lot separation while clearly understanding the remaining information requiring verification.
Lesson
A property's development potential is shaped by its history as much as its zoning.

Successful projects begin with reliable information. These projects establish accurate records of existing conditions to support future planning, code analysis, renovation, and redevelopment efforts.

A large commercial food production facility requiring comprehensive documentation to support future planning and operational decisions.
Existing Conditions
A large commercial food production facility containing multiple kitchens, bakery operations, equipment-intensive work areas, storage spaces, and support functions.
Documentation Process
The facility was comprehensively measured and documented, including floor plans, room layouts, equipment locations, circulation paths, and operational areas.
Foundation Established
The resulting documentation created a reliable baseline for future planning, renovation, and operational improvements.
Lesson
Complex facilities cannot be reliably planned without accurate documentation.
As-Built Documentation
Young Israel of Greater Miami
A multi-use religious campus requiring accurate documentation to support code analysis, legalization, and long-term planning.
Existing Conditions
A multi-use religious campus containing worship spaces, educational facilities, offices, kitchens, meeting rooms, and support functions developed over multiple phases.
Key Observations
The documentation revealed layers of modifications and additions that were not fully represented in available records.
Foundation Established
The resulting documentation supported future code analysis, legalization efforts, occupancy evaluations, and long-term planning.
Lesson

A former diocesan school requiring comprehensive documentation to support occupancy review, code analysis, and future redevelopment planning.
Existing Conditions
A former diocesan school containing classrooms, laboratory facilities, a gymnasium, former residential quarters, and multiple floor levels shaped by changing site topography and decades of adaptation.
Key Observations
The building's history created a level of complexity that could not be understood through existing records alone. Accurate documentation became essential to understanding occupancy, circulation, and future code implications.
Foundation Established
The resulting documentation established the basis for occupancy review, code analysis, and future redevelopment planning.
Lesson
Code analysis is only as reliable as the information it is based on.

Analysis
The planning process considered campus organization, building placement, parking demand, student drop-off operations, outdoor activity areas, circulation patterns, and future expansion opportunities.

The property was approached as an integrated campus rather than a single building project. Building placement, circulation, parking, outdoor spaces, and future growth were organized into a cohesive framework.
Direction Established
The process established a preferred campus strategy and preliminary construction budget framework, allowing the organization to align future development goals with available resources, fundraising objectives, and implementation priorities.
Lesson
Growth is most successful when guided by a long-term framework rather than a series of isolated projects.

Reorganize an existing residence to better support a growing family while improving functionality and preserving outdoor amenities.
